FREQUENTLY ASKED QUESTIONS

  • How long is the lease agreement for?

    The lease agreement is usually for one year to help new start ups rather than the general imposed three year agreement, just in case things don't work out. Three years is the norm for established companies but we're happy to negotiate a fixed term of up to five years which each party is happy with, the minimum term being one calendar year.
  • Where can I park my car or works van?

    There is free parking to the front of the NEC units, the width of the unit dictates you're boundaries with ample parking. You can however park your car or works van inside the unit if you so wish. The main electric roller shutter door size is 3 meters high x 3 meters wide with a personal door.
  • Do you require a deposit for the unit and if so how much is the deposit?

    Yes, a refundable deposit is required which amounts to two months deposit with one months rental in advance. The deposit is then normally refunded unless there are any outstanding monies due, or if the unit is damaged in some way and requires repairs.  
  • How do I go about negotiating and signing the lease?

    It's actually quite simple and relatively straight forward, requiring three signatures and all signed for at the same time. The lease agreement is signed and witnessed "across the desk", the one months deposit is also paid and signed for as is the signing of the standing order mandate.
  • Are there any other charges I need to allow for apart from my rent?

    There is a small service charge for the maintenance and up keep of the complex and buildings insurance in case of a fire. Both charges are relatively small. We do however recommend you consider liabilities insurance or a contents insurance policy to protect your assets, just in case the unthinkable happens, much in the same way as you would with home and contents insurance.
  • How much are the industrial units?

    The NEC industrial units are cost effective and competitively priced in the area which is great news for new start ups and smaller companies wishing to expand. Price's start from as little as £400.00 per calendar month plus VAT for a 600 sq/ft unit including the driveway.  (illustrated prices shown as of April 2021)
  • Is there any 3 phase electricity in the unit?

    The answer to the question is yes. Each industrial unit at the NEC has a 3 phase distribution board installed so you can have either or a combination of single or 3 phase power output. Energy efficient lighting is also pre-installed as is a double 3 plug socket. The electricity is metered and invoiced bi monthly so you only pay for what you use. Any extra power requirements must be approved and installed by a registered electrician and conform with current Fire, Health & Safety Regulations. If you're unsure of a certified electrician or struggle to obtain one simply talk to your landlord and he can point you in the right direction or recommend one.
  • Can i customise my unit and install a mezzanine floor?

    Please talk to your landlord if you wish to make any alterations or additions. A mezzanine floor can be installed if you so wish to take advantage of the 7 meter height but this must be installed by a registered company with the correct approvals for Fire and health & safety. No alterations are permitted to the exterior of the unit except for a company sign board which will be displayed in its designated place.
  • How do I go about installing a phone?

    Simply phone up British Telecom with your company details and they'll do the rest, very much like a residential phone installation. A separate fax line can also be installed if you so require, however we recommend a fax that is software based as it's far cheaper and efficient.
  • Can i get out of the lease if my circumstances change?

    Not normally, however if your circumstances do change talk to us to see if we can help with the situation. There may be a new tenant on the waiting list wishing to move into the premises and if this is the case we could release you from your contract.
  • When do i pay pay my rent?

    The rent is payable monthly, the first of the month which we find more manageable for our tenants which helps cash flow than paying quarterly payments. This is paid via a standing order which is signed for at the time when you sign the lease agreement.
  • If i wanted to reserve a unit, how do i go about doing this?

    We recommend you come and visit us first at the NEC, we can give you a one to one guided tour of the complex and the particular sized unit you're interested in. When or if you decide to proceed, just let us know your intentions and we will arrange the formalities, which could even be straight away. We can give you a copy of our standard lease if this helps so you can take it away and consider it, or even show to your legal adviser if you're unsure. If it is not convenient or possible to take up occupation immediately, your chosen unit can be reserved for you upon payment of a deposit for a maximum period of 8 weeks by which time the lease agreement must have been signed, or the deposit will be forfeited.
  • Can I get access to the unit anytime I want to?

    Yes of course you can, each NEC industrial unit key holder has 24 hours a day access, seven days a week, 365 days a year.
  • Do I have to pay business Rates?

    From the 1st of April 2017 the government has said it will: Permanently double Small Business Rate Relief (SBRR) from 50 per cent to 100 per cent and increase the thresholds to benefit a greater number of businesses. Businesses with a property with a rateable value of £12,000 and below will receive 100 per cent business rates relief. Mar 17, 2016. This applies to each single industrial unit (a property) at the NEC and the business rates then become the new occupier's responsibility when contracts are signed. Business rates may change but for the foreseeable future there is zero rates to pay. If you are unsure simply phone the council for help and advice.
  • How do I arrange a viewing?

  • What facilities are available to me?

    There are nearby communal toilets and wash room facilities on the business park. The Royal Mail and courier collection and delivery services operate much in the same way as a residential area.
  • Is there mains water in the unit?

    Yes, there is a water supply to all NEC industrial units which are metered so you only pay for what you use invoiced quaterley. We have also included new industrial, all stainless steel bench type kitchen sink units in each industrial unit with a deep wash hand basin.  
  • How secure is the estate?

    The Network Enterprise Complex is located at Southwell Business Park which has night time security and CCTV for piece of mind. The Transecure security guards regularly do there night time rounds and more often than not, check closed doors to see if they are indeed locked as a matter of course. www.transeacure.co.uk
